Do I need a gas safety certificate for each property?
Yes. Every rented property with gas appliances needs its own annual certificate. If you manage several properties, you can cover them all under one account with us, with reminders before each one is due, so nothing slips through the cracks. What is a landlord gas safety certificate (CP12)?
A landlord gas safety certificate, often called a CP12, is the official record confirming that the gas appliances in your rental property have been checked and are safe to use. A Gas Safe registered engineer inspects each appliance, flue and gas connection, then issues the record. You must give a copy to your tenants and keep it on file for at least two years.
How much is a landlord gas safety certificate?

How often does a landlord need a gas safety certificate?
Every 12 months. UK law requires landlords to have all gas appliances, flues and pipework checked annually by a Gas Safe registered engineer, and to hold a valid gas safety record (CP12) for each property. You can renew up to 28 days before the current certificate expires without losing your original renewal date, so it’s easy to stay on schedule.
